Reality Capture Services
Scan-to-BIM
We capture existing conditions and deliver clean, registered, BIM-ready point clouds, enabling accurate Revit models and documentation for renovation design, MEP coordination, and facility management.
As-Built Documentation
Accurate records of what's actually there, not what the old drawings say. Survey-grade point clouds that architects, engineers, contractors, and facility owners can measure, section, and document from.
Stockpile Volumetrics
Fast, repeatable volume measurement for aggregates, salt, scrap, and bulk materials. Walk-through capture with RTK georeferencing, ideal for monthly or quarterly inventory reconciliation.
Mobile LiDAR Mapping
Walk entire sites and facilities in a single continuous session. SLAM-based capture is dramatically faster than tripod scanning: no targets, no setups, no gaps.
Underground & GPS-Denied Mapping
Tunnels, parking structures, utility corridors, and confined spaces. SLAM positioning works where satellites can't reach, so capture continues accurately underground and indoors.
Construction Progress Documentation
Recurring milestone scans that verify work in place, catch deviations early, and create a permanent visual record of every phase before walls close up.
Powered by Artec Jet Mobile SLAM LiDAR
We capture with the Artec Jet, a survey-grade mobile LiDAR system built for site-scale reality capture. As a Gold-Certified Artec partner, we run the same equipment we sell and support.
- SLAM positioning: continuous, accurate mapping without GPS, targets, or ground control. RTK georeferencing available for outdoor work.
- Capture in motion: entire facilities documented in a walkthrough instead of dozens of static tripod setups.
- Works in darkness: active LiDAR sensing needs no lighting, ideal for tunnels, basements, and unlit facilities.
- Change detection: repeat scans reveal movement and deformation down to 5 mm.
Deliverables & File Formats
Every project is scoped around the deliverable your team actually works in:
- Point clouds: E57, LAS/LAZ, or PLY, compatible with Revit, AutoCAD, Navisworks, and other BIM/CAD tools through standard import workflows
- BIM and CAD foundation: the registered point cloud serves as the accurate base your design team models 2D drawings and BIM from
- Volume reports: stockpile quantities with surface models and comparison to prior scans
Who We Serve
- Architecture, engineering & construction: existing conditions for renovation, verification, and coordination
- Manufacturing & industrial facilities: plant digitization, digital twins, and layout planning
- Aggregates, recycling & bulk materials: inventory volumetrics on a recurring schedule
- Municipal & infrastructure: tunnels, structures, and assets that are difficult or hazardous to access
How It Works
- ScopeTell us about the site, the deliverable you need, and the timeline. We'll confirm approach and provide a fixed quote.
- CaptureOn-site scanning at your facility or project site. Most buildings are captured in hours, not days, with minimal disruption to operations.
- ProcessWe register, clean, and georeference the data, then produce your deliverables in the formats your team uses.
- DeliverFiles delivered digitally with a review session, so your team can put the data to work immediately.

Frequently Asked Questions
What is reality capture?
Reality capture is the process of recording the exact physical geometry of a site, building, or asset using 3D laser scanning (LiDAR) and converting it into digital deliverables: point clouds, CAD drawings, or BIM models. It replaces manual measurement with complete, accurate, verifiable 3D data.
How accurate is mobile SLAM laser scanning?
Our system delivers survey-grade accuracy of approximately ±10 mm, with change detection down to 5 mm on repeat scans. For most as-built, BIM, and volumetric applications this meets or exceeds project requirements. If your project has tighter tolerances, we'll discuss the right approach during scoping.
How is this different from tripod-based laser scanning?
Traditional terrestrial scanners capture from fixed positions and require many setups and targets to cover a site. Mobile SLAM scanning captures continuously as the operator walks the site, which reduces field time dramatically and eliminates coverage gaps in complex spaces. Static scanning still holds an edge in per-scan precision; mobile SLAM wins on speed, coverage, and access.
Can you scan spaces without GPS, such as tunnels, basements, and indoor plants?
Yes. SLAM positioning tracks the scanner's location from the geometry it sees, so it works underground, indoors, and inside metal structures where satellite positioning fails. Capture can continue seamlessly from outdoor georeferenced areas into GPS-denied zones in a single session.
What file formats do you deliver?
Point clouds in E57, LAS, LAZ, or PLY. These are industry-standard formats that import into Revit, AutoCAD, Navisworks, and other BIM/CAD tools through standard workflows. If your team uses something else, ask.
Do you provide land surveys?
No. We provide 3D mapping and reality capture: dimensional documentation of buildings, sites, and assets. We do not provide boundary, ALTA, or other legal land surveys, which require a licensed Professional Land Surveyor. For projects that need stamped survey deliverables, we can coordinate with your surveyor or refer a licensed partner.
How much does 3D laser scanning cost?
Pricing depends on site size, complexity, and the deliverable. Deliverable scope drives cost as much as site size does. Every project receives a fixed quote up front, so there are no surprises. Contact us with your site details for a quote, typically within one business day.
Where do you work?
We serve clients nationwide and travel to your site for project work. Contact us to discuss scheduling for your location.
